Breathing new life into a historic property is one of the most rewarding challenges in commercial architecture. When Hillside Architects was commissioned to redesign the interior of the iconic Charrington Hotel in Chatswood, our goal was clear: honor the building's rich period architecture while elevating the guest experience to meet the expectations of modern luxury hospitality. As leading commercial fitout architects in Sydney, here is an inside look at how we navigated spatial constraints and heritage compliance to deliver a high-yield, bespoke hotel renovation.

The Challenge of Heritage Architecture: Space vs. Function

Working with heritage buildings often means contending with strict conservation guidelines and tight spatial footprints. The Charrington Hotel features unique, narrow dimensions that made selecting off-the-shelf furniture almost impossible without disrupting the traffic flow and guests' comfort. Our challenge was to maximize the operational yield of the hotel without compromising its charming, historic structural integrity.

Bespoke Furniture Design for Restricted Spaces

To overcome the spatial limitations, our principal architect, Junyi, led our team in a "Bespoke Restoration" strategy. We custom-designed every piece of furniture and FF&E (Furniture, Fixtures, and Equipment) from scratch. By creating tailored, period-accurate furnishings that slotted perfectly into the narrow spaces, we were able to provide modern comfort—such as integrated lighting and refined storage—while visually expanding the tight rooms.

Navigating Approvals and Maximizing Yield in Chatswood

A major hurdle in any heritage commercial fitout is local council compliance. Leveraging 12 years of specialized Australian architectural expertise, Hillside proactively managed all heritage planning and Chatswood local council approvals. This end-to-end oversight ensured that our architectural interventions were fully compliant, avoiding costly delays and allowing the hotel operators to open on schedule.
